Comprehensive Guide to Sprinkler Systems Integration under the Building Safety Act 2022

In this article, we delve into the Building Safety Act 2022; The Act came into force on the 1st April 2023 introducing new duties for the management of fire and building safety in high-rise residential buildings. These buildings are defined as those that are at least 18 meters in height or have a minimum of seven stories and contain at least two residential units.

As of 1st October 2023, the new regime of the Act came into law, including changes to the requirement for higher-risk buildings (HRB); increased responsibilities for building owners, and changes to the fire safety legislation. 

Introduction to the BSA 2022: 

The introduction of the Act comes as a direct result of the Grenfell disaster and off the back of the Dame Judy Hackitt report. The report highlighted systematic failings within building regulation processes and fire safety, and identified cultural and behavioural failings within the construction and building management industries.

The Building Safety Act focuses on the following key areas:

  • The safety and standards of all buildings.
  • Assuring the safety of HRB’S from construction to occupation and through the life span of the building. 
  • Improving the competence of people responsible for overseeing, managing and delivering works to High Risk Buildings. 
  • Ensuring clearer standards and guidance. 
  • Putting residents at the heart of a new system of building safety.
